Detail G-3: track, roller, and leaf sag
Gates that drag or sag, slide gates jammed with caliche, cracked welds, openers that quit responding. We find the cause and fix that, not just the symptom.
Slide gates on a ground track collect dust, gravel, and caliche in the channel until the rollers ride up and bind. Cleaning the track fixes it for a while; worn rollers need replacing. For gates that jam constantly, converting to a cantilever gate removes the track altogether.
A swing gate that drops at the latch end almost always has a post that moved, often one set shallow on top of rock. Adjusting hinges buys time. Resetting the post, bored to proper depth, fixes it.
Years of swinging, slamming, and wind load crack welds at hinges and frame corners. We weld on site, then prime and paint the repair so it doesn't rust.
Most gate and iron fence welding happens right where the gate hangs. Cracked hinge welds, broken pickets, a bent frame corner from a bumper: we cut out the damage, weld in new steel, and refinish the repair.
If a frame is too far gone, we tell you, and building a new gate leaf on the existing posts is often cheaper than you would expect.
A gate that has to be forced along a sticky track or dragged across the ground will kill any opener, so we check the gate mechanically before we blame the motor.
When it is electrical, the usual suspects in Del Rio are backup batteries worn out by summer heat, dusty or misaligned photo eyes, remotes and keypads that lost their programming, and control boards damaged by storm surges. We diagnose on site and carry common parts.

If your gate won't close, wipe the photo eye lenses and look for anything in the beam. If it won't move at all, check the breaker and the manual release lever. If it moves but stalls, look at the track. If none of that helps, call us and describe what it is doing.
Most often, the photo eyes are dusty, blocked, or out of alignment, and the operator refuses to close for safety. Wipe the lenses and clear the beam. If it still won't close, call us.
